Introduction

nu:move is an online estate agency firm that has continued to grow year-on-year. We pride ourselves on offering our customers a simple, online process to sell and let their property.

The Company operates a franchise model across the country. Franchisees provide dedicated face-to-face advice and a personalised service to all customers. Franchisees are responsible for their local area, whilst implementing our technology and training to meet customers' requirements.

The nu:move business strategy is simple, we are affordable and transparent, without any compromise on service. We offer fair and varied packages to suit all budgets. The business is built on an ethos of traditional values and modern innovation, by blending online and high street estate agency services seamlessly.

Intended impact

nu:move felt that there was a gap in the market for a hybrid online estate agent.

Estate agency was and still is evolving, with over 90% of selling and lettings searches starting out online. We felt that UK customers wanted an online hybrid estate agent that offered:

• A full set of estate agency services
• Affordable sales packages

Our franchise model seamlessly blends and combines the services of traditional estate agents with online estate agents, which allows nu:move to provide the services that homeowners expect when selling their homes with traditional estate agents, whilst also allowing them to benefit from the savings that can be made by using an online estate agent.

Our fee structure is created to be fair and transparent without any hidden charges and payable on completion. It was imperative for us to provide an online platform that aimed to address all the needs of the sellers within the property industry.

Substantial accomplishments to date

In 2013, nu:move online estate agents was launched, to date we have:

• Marketed over 10,000 properties

• We are profitable with natural year-on-year growth*

• Obtained 5 Star Trust Pilot Rating (4.8/5)

nu:move quickly diversified into more sectors within the property industry gaining further opportunities to grow

nu:move International was launched to offer global real estate online.

• Partnering with prime residential agencies providing a portfolio of luxury properties

• Listing over £3 billion worth of properties globally, including off-plan properties

In 2016, nu:move Investments was launched to work with trusted developers and agents with strong track records and backgrounds in property development. Working together to market a portfolio of investment properties to property investors and specialising in sourcing buy-to-let properties amongst a diverse range of investments including:
• Buy-to-let apartments
• Buy-to-let student accommodation
• Fractional ownership buy-to-let investments
• Commercial investments
• Winner of The Negotiator 'Hybrid Estate Agent of the Year Award 2019'

We currently also generate revenue via Conveyancing and Mortgage referrals. We aim to generate revenue through our new affiliate streams, such as broadband, TV and phone through Virgin Media and credit checking and life insurance.

Use of proceeds

Primarily, nu:move are raising funds to take on more property instructions by increasing our customer reach through advertising on media outlets and to expand our Franchise network. Our aim is to have a franchisee in all major cities allowing us to bridge the gap that still exists between traditional estate agents and online estate agents. We will invest in brand awareness, technology - updating our website and proving our propensity for evolution. Funding towards HQ team.

The funds will be distributed as follows:

• 40% - Brand awareness via TV, Radio, Social Media and Google Ads (MPU Banners and targeted local marketing)
• 30% - Technology to enhance our website and facilities to enhance user experience for the consumer
• 20% - Franchise Network Training and Expansion
• 10% - Staffing at nu:move HQ

There is a minimal Director’s loan of £50,000. None of the funds raised will be used to repay this loan.
